Certified Connecticut Municipal Assessor Courses

CCMA Courses IA, IB, IIA, IIB and III each meet in the Wilson (formerly South A) Residence Hall classrooms on Monday through Thursday from 8:30 a.m. to 4:30 p.m., with a break for lunch. Course exams are held on Friday morning, beginning at 8:30 a.m., to be completed by 12:00 noon. Each course provides 28 total contact hours.

The CCMA Revaluation Course meets in the Dodd Center Conference Room (adjacent to the Konover Auditorium) on Monday through Thursday from 9:00 a.m. to 4:45 p.m., with a break for lunch. In lieu of an exam, course participants will attend the Friday morning Connecticut Assessment Administration Workshop, to be held from 9:00 a.m. to 12:15 p.m. in the Konover Auditorium. The course provides 29 total contact hours.

 

CCMA IA--Assessment Administration
 

This course is intended for newly-elected assessors, assessor clerks, new staff members and others interested in earning the CCMA designation. Along with CCMA IB, this is an appropriate course for first-time attendees.

    • Maintenance of assessment records
    • Exemptions and exempt properties
    • Assessment calendar
    • Common interest ownership

CCMA IB--Assessment Valuation
 

This course is intended for newly-elected assessors, assessor clerks, new staff members and others interested in earning the CCMA designation. Along with CCMA IA, this is an appropriate course for first-time attendees.

CCMA IIA--Introduction to Appraisal Principles

    • The appraisal process
    • Legal concepts and theory of value
    • Land valuation
    • Cost approach to value
    • Measuring and listing

Prerequisites: CCMA IA and CCMA IB

CCMA IIB--Application of Valuation Techniques
 

This course is open to attendees who have completed the prerequisites below, and to others on a space-available basis.

    • Commercial valuation
    • Sales comparison approach to value

Prerequisites: CCMA IA, IB and IIA

CCMA III--Income Approach to Value
 

Content:

    • Income capitalization
    • Capitalization and discount rate development
    • Mortgage equity and band of investment
    • Use of the HP-12C financial calculator
    • Residual techniques
    • Discounted cash flow analysis
    • Financial functions

Prerequisites: CCMA IA, IB, IIA and IIB. Use of HP-12C is not required, but is recommended.

CCMA Revaluation Course
 

This course is intended for attendees who wish to gain deeper insight to the revaluation process.
